When our customer purchased this property it was in a shocking state. It was hard to believe somebody could be living in it. There was no even a shower, let alone a bathroom. The only comfort was a toilet and a kitchen sink. This house hasn't been looked after for many years - perhaps since world war 2.
First job was to expose all structural element - the whole property was stripped down to bare bricks and joists. Immediately it was clear that timber floor had a dry rot - we replaced all ground floor timber floor joists. Chimney breasts were removed to maximize the internal space. Basically the property was just a shell, it had to be completely rebuilt. The owners purchased it as an investment and an idea was to convert it into a bedsit house, with four bedrooms, rented out individually. Downstairs we installed two bathrooms, a new kitchen, front room became a bedroom and upstairs - three bedrooms. We insulated the property well: external walls were drylined with insulated plasterboards, first floor ceilings - with 30cm of rockwool insulation, ground floor - polystyrene slabs inserted in between the joists. Externally the property was newly rendered at the front, at the back - walls repointed. Patio slabs were installed at the front an back. The property now is as good as new (or even better than some new builds).
